You only get one chance to make a first impression

When you’re presenting your property for sale, remember that a buyer has no emotional investment in your property.  What they want to see is a clean and uncluttered home that looks and smells attractive, somewhere they could imagine living themselves or somewhere that would be a smart investment.

Great presentation will go a long way!

Because presentation really is the key, it’s a good idea to think about how your home looks from the street.  Make sure the garden is well maintained and tidy and ensure your house number is visible so people can identify the right house – people often drive past before the home open.  Put toys, bikes and gardening equipment away and make sure that windows and flyscreens are clean.

Maintenance

Preparing your home for sale is the perfect time to finish those small jobs that you’ve been too busy to get around to.  It’s a competitive market and buyers can be fussy, and they will be looking at the property critically – cobwebs and dirty or peeling paintwork make a home look unloved.  Remember people are likely to look at multiple properties so you want your home to stand out from the crowd for all the right reasons.

Buyers want to walk into a space that is comfortable and inviting, so adjust the air conditioning and open the curtains and blinds, this is your chance to show the buyers just how bright and airy your home can be.

Having a clean, fresh smelling property is essential. Make sure the kitchen and bathrooms gleam, banish any smoking, cooking or pet smells and avoid any strongly scented air-fresheners.

Keep the hallways and rooms clear so it’s easy for the buyers to move around comfortably. Get rid of clutter but don’t overdo it – you want your home to look welcoming, but not clinical or bare.
